You can NOT just let it accumulate, even if the tenant says that to do that.Also the security deposit must be returned within 30 days of the end of the tenancy along with a list of any damages that you are taking deductions for, if any.

The previous owner did the kitchen on the cheap and the shelving and cabinets are droopy from water damage (not wood cabinets) - pretty much unusable as there are holes from the bottom drawers being detached or losing its shape.

Similar to what you're seeing it was the wind damage that was the killer and I think added another ~$7K per year to a couple of properties that I was looking at.

This isn't legal advice, and I don't have a real-world example, but some coverage issues to pay attention to might include injuries to common law employees, injuries involving liquor, and punitive damages for gross negligence.Keep in mind that umbrella insurance policies are negotiated contracts like any other insurance policy.
