If they feel you are being compliant and are trying to do the right thing, they ease off after a bit and go back to somebody else who is more trouble.

Even though you're only doing one loan and should be compliant under Dowd Frank (a one- property exclusion would even allow a balloon) just use an MLO anyway and have him bless everything you're doing.

Also, it is a cost of keeping you compliant with the law - keeping you out of trouble saves you money, even if it isn't an extra dollar in your pocket now.Easy example...guy came in a few weeks ago asking us to do his 2019 returns, we ask to take a look over his 2018 returns.

@Bryan L.If you have the funds (and licenses if needed in a state) and go to a RMLO they will perform the requirements to get you compliant with Dodd frank by vetting the borrower etc. i can send you the name of a nationwide RMLO who originates loans for owner occupied investors.They won’t assist with any state licensing etc (google NMLS and you can see requirements there by state).

Joel,I highly recommend you get with your attorney to put all the appropriate verbiage in teh contract as wll as stay compliant with any state laws.I could certainly send you mine from CA, but then, it may not all be appliacble for your state.

I'd recommend speaking with a lawyer to ensure your lease is compliant/enforceable, and discuss "hold harmless" clauses related to the lessee having sole responsibility of snow removal.
