Anyone have experience with flipping a house next to a church?

I send a letter 1st, the next week I do a phone call through a dialer that leaves them a message stating Hi this is Bernie I'm still interesting in buying your probate. 3rd week postcard hits on Friday, and Saturday I'm making a personal phone call to try and make an appointment to see the property either that day or Sunday( after church).

3 blocks from my current place where I rent a 2 bed apt. at fair market value  for $2,350 with my partner a vacant house sits owned by a church that was sold for $7K in 1978.

Today I noticed a church for sale in the western suburbs of Chicago.

I've read other past reviews that they use a lot of "former pastors" and "church" stories to probably brainwash you to think they are good people.
