@Christopher Throop There doesn't seem to be any uniformity so taxes can vary widely.

I'm doing a deal right now with another wholesaler that I am "trusting" as he is kind of guiding me through the motions.

Hello Seasoned Investors,During my first visit as a newbie to my county sheriff sale website few min back (I went to familiarize myself for potential future foreclosure investments) I found a property virtually next door to where I live and I in fact I know the owner as well.Few facts taken from the website before I type my questions:The Case Type is: Complaint In Mortgage Foreclosure.Somehow the current appraisal price is way too low than I would expect. The most recent docket text states: COURT ORDER IN REAGRDS TO PLAINTIFFS MOTION TO REASSESS DAMAGES ON 01/31/2014 TO XXXX AND SHERIFFS OFFICE ATTN: YYYYThe sale date is listed as postponed to 4/30/14.Not sure how to approach this given I am new to all this and was not anticipating such a sweet deal which I could manage so easily as 'buy and hold' goal for this year.Things I am not sure about:1.

I seem to recall one member mentioning that he became an accidental landlord because he was unable to easily sell his house when he was relocated, and ended up renting it out and beginning his investing career. It's certainly more challenging, and you would most likely need to have a non-military business partner or hire a management company, but it is indeed possible.Flipping, I believe, requires too much hands-on to do property while in the military, and I don't know enough about wholesaling to comment on the difficulty of running such a business while still in uniform.

You need to file a motion to intervene into the case, among other things, to make this happen.

I don't really prefer the turnkey approach as I like to go through the motions of getting distressed and fixing it up with the option to either keep it as a rental or flip for a profit.
