The second question to ask is can I be successful wholesaling ,  what are the true income possibilities, what are the time commitments, etc.  

We did that for years up until HMB and other 'broadband brokers' closed shop for the unified HUD systems.

Best of luck getting these units squared away A "true" turnkey provider is always waiting for the ax to fall mate and it can only fall on their head lolLot of accountability and responsibility for sure and it takes many many years to get operating decently.I won't say "perfectly" because there are non stop kinks in the armor of a true turnkey provider.Thanks

Not sure how close you are in terms of proximity to the university but my Dad bought property near a university for over 30 years and eventually a developer came in and bought everyone out and added luxury student housing and shopping with a huge payday for all the owners who had bought many years before.

That's the problem now, it's gotten so filthy that folks are saying bet today and in small time frame or pony up for true short.

I found a lender who offered rates that seemed too good to be true (6.125% 7 year ARM) but found him through recommendations from others who have used him.

Just seems too good to be true. 

Property owners won't know that going into it, but they are lured in by low fees.The old saying is true: you get what you pay for, not to say that all PM companies that charge "high" will do a good job, but I feel confident in saying that if you are paying very little for services, you will get very little in return.Best wishes!
