Personally I would go land contract - then you technically own the property (get the LC recorded) and your good to go - you can do what you wish with it.Either way - make sure the LO or LC calls out your ability to rent / sell it.

LO called and said it was reviewed by UW and good to go, asked me to pay the $1500, after which I was told the next day that UW didn't like the property.

This is where your LO should be working with you to give your all available options so you can make an informed decision.

I'm not sure how legal that is, but I know it's ok to do that on a LO with a residential.
