We use the maple, but they are cherry stained, and you'd think they were cherry wood by just looking at them (though they don't feel like cherry when you use them).We've used them in about 9 or 10 houses now, and buyers are always blown away, thinking they are much more expensive than they are.

If I see damage and want to measure it, such as a carpet stain or hole in drywall, I hold the ruler next to it and take a photo.

Texas also clarified their wholesaling laws  this is coming to other states as well as the harm to the sellers becomes public knowledge  NOT all of course but we all know the transactions that are a stain on the industry by wholesalers that cant perform or do perform and skim equity.

You will replace chairs with broken legs, towels that are stained/missing, dishes that break or wind up in the rental car, ping pong tables that get jumped on..but you get paid every time they check-in, not like a LTR where the tenant can withhold payment if they feel you should come fix the toilet they clogged up.Hope this helps.
