Also kudos for plunging into at such a young age, wish I had.For starters, I would strike Zillow and Trulia estimates from your analysis, and while you're at it, might as well strike tax assessor values as well.

I get that you can rehab with it but the buying is my question. highly risky.. the second yo take out all that credit your fico plunges and now when you want to refi you pay higher interest or cant qualify.

Just like how we saw prices plunge in 2008 - 2010 and now it's going in the other direction, the same must happen at some point in the nearest future.
