My ideal plan was to save up down payment cash & just purchase a rental here , then another down the road & maybe cross more bridges on the way buy to really be able to hit my true goals for my vivid vision I need to shift my strategy.

You may need a lawyer to help write up the operating agreement, but reading the book may help you find a vision and language to make it happen.

Problem is they want a full business plan and vision to be sold on doing things for cost upfront.

Love the vision/foresight and risk taking.

The mission and vision in the partnership is longterm.

I can see myself as the founder of an intimate property management company, having excellent leadership and team camaraderie.My question to investors, residential or commercial property managers is how should I work towards fulfilling my vision? 

If operators can clearly share the vision and business plan with the PM company you will have the best chance for success.  

Its started out very promising.... but of course, its become a very frustrating experience when the vision for projects don't align... and project direction mismanaged and is starting to get compromised.
