I believe this works best on a cash basis when you are first starting out, because you can make mistakes and not be bankrupted, i.e. you don't have a lender breathing down your neck.

Unfortunately, there just doesn't seem to be a lot of inventory in my neck of the woods so I am torn on whether it is better to wait for something to pop up in better town or just get started.  

I don't really know the area that well, but if I did I'd abandon my buy Austin strategy and put most of my money in your neck of the woods.

It is very interesting to read outside perspectives on the market, just be careful everyone giving you info lives in your neck of the woods.
