She mentioned to me, she would like to pocket $40k and was asking $250k.

By combining the two (albeit at a premium usually), your overall planning should have a much higher ROI and you'll know that your asset protection and tax strategy mesh correctly.

I'm planning on running two systems simultaneously  (Two hubs, two door locks on different doors connected to two different routers). 

She told me she can invest $120,000 cash and she told me about this investor she's supposed to partner that "disappeared" with no deal after almost one month of waiting - and that one month of waiting is costing her money (because she borrowed the money).I told her about our rent to own deal in Oak Lawn and I told her that unlike the average investor who does this part time, we have 7 full time employees backed by 22 years of cumulative real estate experience and $20 Million worth of real estate transactions.

I think as parents that is what we all want.As far as taking in large debt for a degree, some would tell me she is foolish, some pat us on the back, either way its her choice, but if I can help her gain a income producing asset in state where she can live and keep long term as a vehicle to pay down this debt, it seems like a good idea if I can afford the high costs of the Front Range Real Estate.Thanks again to all, maybe @Brandon Turner could do a Blog Post or podcast on this very active thread  some day.Pete

He went to court and my tenant informed the judge that she was disabled (new information to me, she wasn’t disabled when she moved in the year prior with her husband) and had no place to go but the judge told her to be out by August 27.
