For those who have clients who prefer that the payouts from the OTAs come to them and then they pay your management invoice at the end of the month, do you have your client directly pay the cleaner and handyman for their work or do you pay them and then invoice the client?

Further, you then have to calculate out usage against the rates, create invoices, send to the tenants, etc.

Are all my invoices uploaded to my owner portal?

My property manager uses an online portal from propertyboss.net that will generate some reports, transaction history as an excel file, and supporting documents like invoices.

Our invoice amounted to just over $6,000.

If the manufacturer suggests the filter should be changed twice a year but the tenant wants it done every 3 months than you explain to them that per the recommendation of the manufacturer I replace the filters every 6 months however if you would like to have it done every 3 months than you are more than welcome to have that done the extra 2 times per year at their expense but they must use your contractor as only they are authorized to perform work on HVAC systems in properties you own and ask them to submit a copy of the invoice after it is completed for the record of the property. 

Old school billing;  got a paper invoice and mailed him a check.
