If it's a hard freeze like we've had here upstate you can write off the plumbing & HW tank.If it has a dishwasher or washing machine the respective pumps are probably shot.If it has a Boiler there's a good chance that it & any ancillary piping is also damaged.

You are south of me so this may not matter to you but here if we let the utilities get turned off the pipes would freeze and I would be out a lot more than a thousand dollars.

I am not complaining about the suggestion but they should have foreseen that even dripping water at 10+ degree temp is going to freeze the water in copper or pvc pipes.

Grateful to see other landlords working with tenants, keeping turnover low, and generally seeing them as human beings with limitations like all of us instead of the guy who was whining about having to do something for the single mom and her infant child when the house had a gas leak and it was below freezing.
