Cali government has nothing better to do than mess w/landlords, instead of stop spending on a high speed rail....

In order to invest with “No Money Down” I withdrew 100% of my TSP (Thrift Savings Plan) equivalent to a 401k for federal employees.

After they awakened all of us at 2:'35am while they were being loud while they were drinking and hanging out in the usual place - in the front yard.All of them collect some type of government assistance, so I am surprised that this is being allowed as far as this many people living in one house.

We started the LLC 10 years ago and Purchased the 2 properties at the same time for $160K the contract is for $350K and Im looking to pay around 50K in Capital gains taxes federally and to the state of CA.  

So your suggestion means something similar to what I explained, only a different name for it and less government regulation?

Credit unions in the area...particularly federal credit unions have a tendency to screw up the transaction. 

For example, when you try to do the same with a 401k plan, a 20% federal tax has to be submitted to the Department of the treasury by the 401k provider even if you later want to rollover the amount distributed back to the 401(k) plan, and in order to take such distribution, a triggering event has to be satisfied.
