If you have access to the MLS it helps to see what other rentals are going for in your area. 

They may give you access to homes, they force you to drive neighborhoods, they could force you to learn a skill that will be valuable to real estate.

Ideally, they would have access to a line of credit, or some type of loan for misc purchases. 

So we are focusing on duplexes for any house hack buyer that doesn't have access to a VA loan.

I know there are a few public access websites that aggregate crime statistics and other factors to give zipcodes specific ratings.

Whether you like it or not, the tenant agreed to allow the PM to access their private info not you, so I think what you need to do is ask them to get the tenant's permission to provide the info to you.
