This is a piece of cake as tenant issues go. 

Appreciation is just the icing on the cake, the atta boy for a job well done.Buying in the various "hot markets" can be a fool's errand without a strong local team in place so learn the game in your own backyard.

I've read a lot of your responses to things but this takes the cake for dumbness.

Now have planted 2 more Avocado trees, a tangerine, Lemon and various other edibles and the tenants do the gardening for us.
