Hello Tax pros,I am planning on executing a 1031 Exchange (simple one - no boot, same owner, etc.) using IPX 1031 sometime over next couple of months  (already had call with IPX) and had a question relating to my taxes on the potential upcoming transaction.  

So far from what I see, they offer property info and a couple of other things, but not sure if the robustness of what you can end up with utilizing a hubspot or even salesforce will compare. 

The guy of the couple wasn't really living there most of the time because he traveled for work his business probably 90% of the time.

When taking on a rehab project, do you prefer high-end properties or affordable housing?

Perhaps focus in on why you haven't been able to strike a deal to buy the preferred asset and strategize what must change to make that a reality. 

Is it enough to just visit a couple time to get validation on desired location or is a 6-12 month stay needed?

Research the County Clerk / PVA office for LLC, and individual names that have a bunch of properties listed under their names good way to identify landlords w/ multiple properties.Just a couple of ways to find package deals. #2 is also a good way to find off market deals which is where you can save the most even if it's just buying a house direct from the owner w/o an agent.
