My credit score is 655 and my biggest debt is my student loan at 36k (currently making interest only payments - balloon payment). 

Biggest things I'd look at is how is the foundation, what kind of wiring is existing, type of water supply lines etc.

While the biggest problem may be the 2/1, I do think the market has taken it's toll and definitely has not recovered to where we were in the early 2000s. 

After all it is one of if not the biggest expense you will have as an investor.

LLCs are fine but have down side like extra filings, harder to get funding, etc.Just an alternate thought....

The biggest tip is that this scenario really only benefits the contractor.

I plan to obtain my RE license after moving back to the states to assist in my entrepreneurial endeavors.I think my biggest challenge currently is one of location, everything is just a bit harder from abroad.
