There's circumstances where this totally works but given the low rate climate today and if you're planning on holding onto the property for the long term, better to lock in the rate and secure yourself for 30 years rather than gamble in the market for 5-7 years ahead. 

Also, I'm curious, if you have a deal that you're looking to share with other investors, which forum is the correct forum to place it in (I do not want to spam anyone in the forums or place something in the wrong forum).

The downside here is that people will unsubscribe if the emails seem like spam or are sent too frequently.Phone calls, in my opinion, are the best way to begin establishing a relationship with a complete stranger.

That's gambling to me.

We've refinanced multiple properties over the past few years, which makes me assume that each of these properties are receiving the same spam.

But if it makes no sense today, gambling on tomorrow isn't the best strategy.
