If perfection happens I want it to be icing on the cake and not to make the whole investment worthwhile.   

Buying in gentrification areas can be a smart play, but its no cake walk. 

I'm looking at real estate as a way to grow my wealth in my 30s, 40s, 50s, and my 401k as thick, sweet icing on the cake in my 60s and beyond. 

Ive tried even looking for homes in LA, Long Beach, Anaheim, Riverside, and other areas but just can't seem to find a property that fits my criteria to House Hack.

Off topic but I'm from DE originally and would kill for a Maryland crab cake if you have a way to get it to me hot from the kitchen lol!

We don’t want to give up the things in our lives we have already worked so hard to get and want to conveniently find ways to “have our cake and eat it to”.

This is one of the reasons why I retired from corporate America last year.Why not have your cake and eat it too?

By then your buyer may cancel the contract...Ask the buyer if they would be willing to have this guy as a tenant and you will spend that 100K paying to the buyer withing a couple of next years or at closing, try to search other options besides eviction. actually in Oregon commercial evictions are a piece of cake she can literally within a few days just go lock the doors.. and not allow anyone in.. we see it all the time with restaurants here in Oregon ..
