For one of my rental properties, I had a contractor do 2 repairs (small roof repair, replaced four windows) and 4 improvements (added support beams in crawlspace, added gutters and downspouts, added basement access door, added soffit).The work was completed in December 2020.

It's on a pier & beam foundation and according to the inspection report, there shouldn't be other signs of settlement but the inspection also noted that there were painting/cosmetic repairs throughout that could cover up the damages.

I need recommendations for an existing pier and beam foundation to be repaired ( house is basically a dirt floor with most joist removed or needing to be replaced along with new blocks and pads) or the option of pouring a slab.

I recently received the pest & home inspection report and there is faulty grades and the beams supporting floor joists are sagging in between pier blocks with cellulose debris to be removed(major foundation issue), no attic access, door bell didn't work, no ventilation in crawl space, leaking drain line underneath tub, faucet leaks, 2 drawer fronts are broken at bottom of closet, bathroom closet won't latch closed, door in between living room and front porch wouldn't open (I assume this is why the agent had the lock box house key on the back door and used only the back door for showings), most all windows wouldn't open (painted closed during rehab) and missing screens, electrical for entire home was only 100 amps instead of the standard 120/220 or 200/220 (assumed this is why all major appliances were unplugged).

Here in Annapolis, we bought a short sale as every foreclosure we walked into had major issues (rotting foundation beams, drainage problems, mold, etc.), and the banks wouldn't come down in price enough to make it worth the risk.

Brush up on building code requirements: in basements you're looking for egress windows that are 5.7 sq feet or more openable (3ft by 3ft casement style windows work best), and ceiling heights 6ft 8 inches or greater (as little as 6 ft 4 inches is ok under ductwork and beams though)3.
