Tell your loan officer and lender they should keep their stupid mouths shut.

I also recommend the landlord provide periodic cleaning service for the common areas for a few reasons- happier tenants who stay longer, eyes on the property, and preserving the condition of the house. 

It is by all means already a profitable facility which includes and newly paved entrance/security system/roofs, as well as room for massive upside due to the fact that the rents haven’t been increased in at least the last decade (well below local market rents) as well as the fact that the facility currently has no website or marketing strategy other than word of mouth.

Hey @Dasia Washington, as somebody who has lived in Denver and Scottsdale, I think you'd be happier in Denver based on wanting a "less conservative and more diverse environment."

When you rent to one person, you can often rent to the rest of their crew through word of mouth.
