On the other end of the spectrum are the people staying 3 - 6 months; contract workers, people new to the area not quite ready to purchase a house or sign a long lease, and people whose current home is uninhabitable for some reason needing temporary quarters.

The plan is to house hack it as well, buy a third property just for myself, and then use the first and second properties cash flow to fund a down payment for the fourth property etc.

They get equity, they're part of the new LLC (created specifically for that one property), they get quarterly member disbursements, tax benefits (which can be quite massive as we've started doing cost segregation studies right from the start - basically you get an accelerated depreciation schedule which offsets most if not all income the property throws off in the first few years), principal pay down on the bank loan and any appreciation (which on my deals I don't rely on market appreciation, I create it through forced appreciation - improvements, higher rents, lower costs etc).

You could add shelves with/or a breakfast bar along the empty wall to give it completeness and more functional space and modern look and maybe add lights over the L that makes the room barrier.Since you have water running to that laundry room see if you can put a quarter bath in there along with the washer/dryer.
