I don't have a picture of it but the toilet was cracked and leaking at the base and had a huge turd floating in it.

@Chris Rivers A lot of real estate investors share your sentiment; however, one can always find deals floating around (good or bad).

Now if you are sitting on a war chest and can afford to barely float the property or make a couple of bucks per months until the appreciation hits, then I'd say do it if that's where your research has taken you. 

If the rates are floating then target a 3% spread.  

The Deschutes River is nearby, and vacationers go floating, paddleboarding, kayaking, etc.

In the front yard put multiple signs,  maybe four, with some balloons, a table with a banner, stand out in front and invite passers-by  inside.What will mostly happen is the neighbors will see how hard you worked and want you to list their home and sell it that way as well.

If you want to see if you can float a marginal deal (this is one), then add it back in at the end.

Its nearly impossible to install yourself, so by the time you hire a pro to do it, its cheaper and easier to just do 12 or 13mm laminate floating floor.The stick down stuff they offer at HD or Lowes is garbage. 

My tenant has a home studio, and is worried about pictures of their equipment floating out in the web.
