I used this method in non-real estate ways for years and it works like a charm.

As much as I love real estate investing (and I do), managing is the worst part.

Scheduling coffee/lunch with local folks from #2 above and with my handful of friends who work in real estate to build relationships and explore partnering (other investors, contractors, etc.)Since I love RE investing, this is really fun and doesn't feel like work!

I still love real estate and don't mind being a landlord, but it is getting very difficult for me to find a property that meets my criteria nowadays.Thanks again for the feedback !!!

If you love real estate then invest in an index fund like VNQ.

I would save $10k a lover the next two years and buy a reliable used Honda or Toyota and drive it for the next 10 years.  

Pittsburgh, as you already know, is an older City and many homes still standing are from the 1800s with many being renovated to modern amenities while keeping the old charm.  

I will look for a cheap place to rent, and continue to look at other houses, but in the last 6 months, no houses have held the charm this one does, but ya never know.The house I want is small. 942 sq ft.

Sanchez's third year should be a charm as they say especially w/ a big target like Plax to go to and we beefed up our lines with some fresh talent.

-Newer replacement windows, high ceilings, charming apartments/exterior, good parking.
