I wish I could have talked to a live person through this process as it would have calmed my nerves about potentially losing my money.  

The folks I know who live in the Heights are all in cute little houses with big porches on calm and peaceful tree-lined streets.

Any suggestions on calming his nerves?

Second, calm yourself as these are just small problems that you will have to solve.

Think of shows like Dance Moms and then have 300 of those ladies breathing down your neck for 5 years straight... definitely learned how to handle people in a calm and collected way.

This is called a "waterfall" and it rewards the person doing the work if they do a great job and produce a great return.Extra credit (postgraduate class):  There are variations on how pref is treated.

It's a great opportunity to learn not to speak to someone when they are emotional and threatening - have them call back when they are calm.

However, as a personal decision we have decided not to rent it out until things calm down.
