When evaluating a property investment with an IRA, one should compare; A) that rental property vs other investment options one has with the IRA funds, and B) an all cash purchase as opposed to the use of leverage.

I would not even attempt unless your agent has completed one(very few have) , lender has closed several 203K loans on a HUD home(Not just a 203k loan) and you have pre-selected a contractor that has closed several and meets all the insurance requirements Many cities can and have limited or banned the Airbnb model.

OK, It was a ban Idea.

The dust test will tell you if lead is present, but the XRF test will tell you exactly where lead is throughout the interior and exterior of the home.Lead paint was banned in Baltimore in 1950, so homes newer then that will cost significantly less to remediate than those build before.

I spoke w/ them last night and discovered that they have 2 adults and 3 children (ages 8, 4, and 1) and 2 dogs living in a 2bd 1 ba.... their existing lease didn't specify the dog breed... but she answered honestly and told me that one was an American Stafford pit bull (terrier)... i.e. it's not a dangerous dog, but comes from the pit bull blood line and insurance companies still ban it, so I told her this would be a problem.  

@Lane Kawaoka it seems like Hawaii has already essentially banned STR's, with the exception of maybe 5 buildings downtown. 

Isn’t banning an ex convict from a lease a form of discrimination?

I'm open to suggestions about repeat offenders being banned from acquiring non-owner occupied property in the city.
