I found an as-is property that looks to be about 30% undervalued, but it has clothes, furniture and other belongings left behind as well as a kitchen (gross floor, no cabinet doors) and bathroom that needs major work.

No clothing.

No significant food, medicines or clothing.

So they go to friends/family members' homes to wash clothes. 

This gives you a comparison to the level of mold spores that are naturally occurring and are "tracked into" the house on people's clothing, pets, etc.

It's easy to check out the competition because all you have to do is to bring a some clothes over and pretend you're doing a wash.

First of all,not all realtors are cut from the same cloth and If your realtor doesn't have the relationships with the banks then they are just another fish in that big pond.

Ok so the floors in the bedrooms have some water stain , now once you put a bed in , a dressed and a couple night stands and the renter leaves some clothes on the floor , they will never notice them .
