You may want to talk to some people in the business in your area (i.e. park managers, mobile home dealers, etc) to get some referrals.

Some of your suppliers would normally be engaging in what we call the "Spring Buy", which is basically an offering of discounted wood (PT, decking, untreated, etc) that the dealers take advantage of to stock up for the spring/summer.

Renting to drug dealers, not collecting timely rent, not evicting when things went south, never putting money back into the rentals.Forgetting to pay mortgages for months on end leading to foreclosure.

That is to say if you do so many deals (depends on state) in a year you are considered a "dealer." 

@Derek Daun there is no way you should accept that treatment from your appliance dealer.

Just last week I called a hot tub dealer telling them wanted to buy a hot tub, but had some questions.
