Also @Robert Leonard has a great point to remember to keep a nice reserve budget on whatever choice you pick as many new investors get in trouble by spending or borrowing to the gills then when the furnace or AC goes out they are putting their life savings or credit cards to work or worse.

I almost said we're too far apart and hung up, but a friend of mine @Danny Johnson says "Always Make The Offer" , so I did...My $125K initial offer led her to an expletive laden rant, explaining that she'd rather burn the m'effer down than give the m'effer away.
