I won't be able to get contractor quotes for the inside work until I have a contract.These two properties are priced to sell and have some issues but I know that getting separate meters on them will be worth whatever it costs.

No renovations, no interfacing with public, contractors, vendors, tenants, property management, etc.

Another option is you could get a construction/bridge loan.My sense is thebuilder wants money upfront and insurance is saying no - which is typical in commercial deals where contractor does not get paid until work is done - none of this upfront stuff except for some mobilization costs.

creating equity partnerships with contractors, no cash up front to do labor.

Just learning how contractors work (or don't work), and how to manage them is a feat unto itself!
