I always recommend borrowers exhaust their conventional financing before venturing into commercial or DSCR, especially if they're in it for the long haul. 

In all my years of flooring, I have yet to see any poly withstand large dogs running around and sliding on hardwood. 

And also have more scale to withstand recession

I have an exhaust fan and 70 liter dehumidifier going in that place and that place is ALWAYS comfortable and not humid.

Vinyl plank flooring with out a doubt...the floor looks good...is easy to install and can withstand any tenant u put in the house.

1) exhaust fans that stop working because of corrosion due to tenant showering with very hot water and filling the bathroom with steam all the time?

EDIT - almost forgot about the plastic being used for the dryer exhaust - that has to go and you should replace with either rigid metal or aluminum flex foil exhaust ducting.
