I'm a not a US citizen, and if I one day leave the US, the income of my US rental (which I hold in my name) will be taxed at a withholding rate of 30%.

I just got burned super hard because my contract didn't have any verbiage about entry - I couldn't go in my unit to perform repairs that the tenant was withholding rent for.Here's some of the basics of what is in my contracts.

You could withhold some funds in an escrow acct if closing on a certain date is best or required for your financing.Cash for keys from the seller a good possibility too.

Should I include in the initial setup that the 9 tenants are behind in payments or should I withhold the information until I have a serious buyer and than disclose the information?
