Most of the homes we have sold seems to come down to quality of finish and the price with buyers fighting everything tooth and nail until the day of close.The average cost of staging a home for the duration of the selling period or the staging company minimum charge (3 months) is $2500 which is a good chunk off the bottom line.

We unlock the apartment during business hours if we are available or they can call a locksmith.Some obvious things that weren't in my lease before, but will be from now on due to one of my tenants:Light bulbs- their responsibility in their unit, have them let you know about bulbs that need to be changed in the common areas.Plumbing-  Suggest running hot water to help clear shaving cream and tooth paste from slow drains, and allow the use of Drano or other drain cleaner if needed.

After an accepted offer you can review the leases (I'm hoping they have leases) but that's just a snapshot and honestly won't tell you if the current owners are masking that a unit is behind, on a payment plan, about to be evicted, etc.
