None whatsoever?

We are 5 minutes from one hospital, 15 minutes from two others, and 15 minutes from the University of North Texas, so I am leaning toward cutting my teeth on MTR.   

That said, that fee does allow the buyer to walk away for any or NO reason whatsoever, so in that regard its more flexible than other states. 

I closed several deals from here over maybe a year and a half, but it was like pulling teeth.

Financially got by by the skin of my teeth.

You will typically hear people say to avoid places like Muldoon, or Mountainview but there are a lot of people people who have no problems whatsoever.

We will be total strangers there so we have no inkling whatsoever what the real estate market is like over there.  

In our experience, sec 8 tenants tend to not take care of the property whatsoever.

Below, is what I have been doing so far over the past few weeks: I live in Raleigh, and I know it's extremely unlikely I'm going to find any kind of cash flowing LTR properties here (I'm not open whatsoever to STR or MTR that is a non-starter for me).

Cut your teeth on performing notes, then after several under your belt venture into the non-performing arena.
