I would treat this as an opportunity to cut your teeth and learn the process, while also maintaining the ability to select roommates that you will be happy getting along and living with.  

I'm very sensitive to the issue of inspecting, discovering and reporting risk factors on a property because I know the long term effects it has on investors.

Probate is sensitive so tread lightly and remember that the family lost a loved one.

If you go the self-management route you might be able to find a newer agent who is cutting their teeth in the industry and looking to make extra cash.

There's generally lower market velocity, so in the event that a HML needs to take back a property and sell it, the process is far more difficult.You might try to find a local HML as opposed to a national one, or even a private lender with less sensitivity to the rural location.Best,Michael

For someone new, if you're willing to be a little active (which you would benefit from at first-you'll learn a lot), I would recommend picking up some high yield smaller properties to cut your teeth in this business.

The IRA LLC is advantageous if and when you as the IRA owner, invest in time sensitive investments.
