Bridget, buy a plane ticket, fly to GA and spend a weekend, or a week, driving around and get to know these areas.

An airline company will predict how many planes they'll need to order for use three years from now.It is a fact that the appreciation rate is there at the time of purchase. 

I have done a lot of research and listened to many experienced investors and it all points to great opportunities in other states around the country.What is the best way to put together a team that can do all the parts to a successful flip from my place without having to get on a plane and checking up on it every weekend?

Even a pilot flying his plane is off course 98% of the time but he gets to his destination.  

I would advise the cost of a plane ticket and some vacation time if you really want to invest long distance.

I was thinking of getting a duplex or 4plex with the VA loan but I would have to get a MINUMUM 144k loan, I was planing on getting a property in the 50k - 80k range before I found out I could get another VA loan...
