Sometimes finding small, local partners to do your own thing and do it your way and under your control can be a great way to go that has more accountability built in.

Maybe you could bring in a partner on this deal for a piece of the action. 

If you don't have any, then you would need to partner with someone who does.Hope all of that makes sense but feel free to ask anything additional. 

However if could work then I am definitely looking for JV partners as soon as possible!

I’ve read and explored a lot and was open to the idea of investor partners or people who go in on the deal providing capital and you handle the rest. 

As others have posted here, there is little recourse (other than litigation) for a business "partner" who breaks a contract, or worse, who intentionally defrauds others in the name of "real estate opportunities."   

Our policy prior to showing or exploring 5+ unit investments is to have a dedicated or strategic lending partner fully qualify buyers with a clear and concise overview anticipated costs and timelines.
