Think of it this way - your situation isn't going to get any better staying where you are at, time to get some momentum going!!

My plan is to be an broker part time and still keep my day job for a while until I build some momentum.

I feel like I start to build momentum once I start talking to many people and then the process becomes smoother!

To be successful in business, you MUST develop a good working relationship with people.

I enjoy how many stories the podcasts offer of new investors leveraging BP to get their start and maintain momentum. 

If so though, I won't get much cash flow from this initially so will still have to work:(So, i guess i'll just keep reading and hopefully through the forums or some clubs I am going to join, i will figure out or be taught how to start and build momentum.

I am also on a shoestring budget but that hasn't stopped my momentum.

My biggest concern with wholesaling is people convince new people in the industry that it is a solution and if they happen to be successful, they get a cease and desist order from the state totally destroying any momentum they have.
