I'm not sure the specifics of that market but my initial gut reaction would be that 90+ day stays may be a bit too limiting to make an MTR worth it. 90 days could work well with the average 13 weeks for travel nurse contracts but may limit your digital nomads, business traveler, etc bookings.

They hate assignments and unless you know someone within, they will cancel their closing altogether if an assignment is executed   You cannot get this far anyway because, like the REO’s, the initial PSA is already stated as “non assignable”   What wholesalers do in this scenario is conduct a double Close or double HUD (aka).  

And if you aren't setup correctly initially becauseyou started doing deals, trust me, you can do it later and still be fine. 

Monthly New Job market numbers are initially released high and revised down a few months later to camouflage the issue.

@Marco PadillaIt's easy for us to say all this because we have experienced it; the initial visceral reaction to a large loss is emotional can you give us more color when you are back in country?

The house that he built next to it did end up selling for 615 k after 37 days on market after I made this initial post.  

Everyone thinks they can sue for everything until an attorney tells them to give them a 5k retainer to just file the initial paperwork.

@Mohammed Milord I have some saved up initially but then save up each month my cash reserves as they come in from my Vacancy allowance, CapEx, and Maintenance Allowance that I have allowed for when I purchased the property.

I sunk a lot of time into the initial set up of the property.
