Many title companies will offer (sometimes insist) that they handle the payments - I don't prefer this as I've had title companies take my payment and NOT make the underlying payment timely - causing late fees and potentially harming seller's credit.As long as you have a proper deed, you sell the house whenever you want, nothing out of the ordinary happens.

As long as you have the access blocked with a lockbox it's not really much harm as they usually just ask the person for a deposit over the phone of something ridiculous.

Snap traps are humane generally and generally do a great job getting rid of pests - you have to find the bait that works best...I wish that humans would think about how their actions harm other inhabitants of this world and treat all living beings with respect - even if you must kill them - do it humanely.
