Hi, thanks Colin, but before you do anything you need to know what your state laws are concerning these issues as well as federal.You will need to get a non-owner occupied loan and it will have the DOS, but I'm not obverly concerned with the DOS, for reasone you can find here.In some states, renting residential property on a triple net basis is not acceptable as there is a distinct difference between ownership rights and tenants rights which carries with it responsibilities of ownership, like maintenance.

Nothing more.The reason this distinction is so important is because as long as the borrower remains the property owner of record, he or she can do whatever they are legally allowed to do.
