@Bryan Moynihan In the grand scheme of things, $1,500 is cheap insurance to have a local professional do it and save you if someone were to sue the LLC (it is more common than you think) DO NOT DIY your LLC docs.

I've gone from bright white to a duo-tone scheme that adds a more modern touch to these old units.I guess I'm more asking if upgrading floors from cheap carpet to composite or laminate floors or upgrading the cheap particle board cabinets be wasted effort in a class C property?

I had already decided I was ok with having my SFH empty over the winter, it would give me time to do a little work on it...yeah, I will never make back the money I have already "lost" on it being empty before I "inherited" it, so a few months was nothing in the grand scheme of things.
