This is going to depend wildly on location, going rate, whether it's part of a bigger project, whether it is a single person or small team, the complexity of the space, etc.That being said, I've seen many occasions where a nearly complete bathroom remodel will run $8k-$12k for labor and nice finishes.So could $6,300 be too much? 

Even then, appraisers are subjective as I had a FHA loan on a FLIP last year require 2 appraisals and one came in at $115 and the other came in at $105k. 10k difference within 2 days; that has happened on 2 occasions.

Depends on your goals and objectives.In the beginning, when I self-managed my SFR rentals, I would take calls until 10 pm (on occasion but odd how it happens at the worst time - e.g. pipe burst in rental as I was preparing valentine's dinner for my wife).Now, with over 1000+ units, there are 3 levels of managers/organization to handle tenant issues. 

It can be tempting to want force deals on occasion when the market is so competitive, but patience and good fundamentals will provide the best results.Great work getting your first deal set up.

We never use hotels when we travel except for rare occasions, and I make sure we find STR listings with reasonable fees and nightly rate.
