I do have a dependable housekeeper and maintenance guy but I am very OCD and always updating decor and doing little projects here and there to enhance the guest experience and I am concerned that without my hands in things I will not be able to operate at the same high level and was curious what results others have had with long distance.I am aware that there are turn key vacation rental companies that will reply to messages and schedule cleanings and such but I'm not interested in those.

As that kind of landlord, it's kind of difficult biting back the hard things you'd like to say when talking to somebody who's obviously spent at least $2K in decorating their arm, as they tell you that they don't have the rent.

Another thing is the variability in gross revenue - depends on the seasonality, decor, location, competition, pricing, market etcLet me say this - I like the industry - but I think you hear a lot of hype and inflated type numbers online/social media pumping it up.
