The calculators and analysis tools here are only helpful to me once I figure out where my minimums should be - I just don't know how to figure that out.

Account Closed regarding the industry being in the use of these types of tools, additionally on BP where many investors will go through an entire asset investment cycle from research, acquisition, operations, and disposition without ever dropping anything in an IRR template would give new meaning to the often used term here on BP "Analysis Paralysis".

I've heard several folks on various podcasts mention CRM's as a helpful tool, but rarely are names mentioned.

For finding actual sellers, I am looking into online tactics and have started working with a CRM and SEO.

I have found attending real estate investment groups to be a great tool of finding investments.

They are an invaluable tool, they know the areas better than I do, can keep me up to date on what I can get for rent in certain areas and keep me in the areas that will be more profitable.  

I'd like to know what are some people's experiences with using this tool to acquire multi family properties in this market.
