I suggest you have them designate which tenant will receive the deposit refund, but put in the lease that you will name all roommates on the refund check, and it's up to them to work out cashing it and divvying it up.My experience with renting to techies in Silicon Valley, who wanted to room together, was they were usually Indian men. 

It flooded before i moved in because i saw the same stuff in the tub when i first viewed the property, not thinking anything of it because she said the maintenance men just made a little mess.

If I'm investing while working a full time job, and I would assume my tenants would be working M-F as well, who is accompanying these repair men?  

That's like asking, what's worse, men or women?

Oh, the best laid plans of mice and men...To anyone who thought I was being nitpicking, if you are also a landlord, I'd ask you to take a look at your context as a landlord.
