I have noticed a lot of institutional shops and real estate private equity firms will factor in SOFR rates into their analysis.

(The shopping carts outside are a sight to behold.)

The rep said it was because they move so fast....not sure how true that is.

The rest are focused on personal growth and development as well as scaling a true B quadrant (see RDPD cash flow quadrant) business.Could I "do it" without all this?

@Tiffany Tan in addition to other suggestions, have either yourself or someone you know secret shop your listing.

In my experience sometimes a business plan can take a year, and this is especially true if you do not have a chart of accounts to start with from an ongoing business with numbers associated with it- I mean cash flowing through the accounts overtime.
