I have the knowledge & experience, but I feel like I'm screaming from the rooftop to find a partner to bring capital.

I have no doubt that the leadship within the health dept and city council are beating the table and screaming theirs is the only way and no compromise will ever be considered...such is the way of every general before battle. 

My feel that most people will get bruised and bloodied .

But since I'm writing this and listening to DJ HERCIO eternal trance a little plug  my blood is boiling thinking thanks to bigger pockets for helping me find a general contractor.

We still used our standard "magnolia spray" for the living room and entrance, but painted the end wall of the living room in "terra cotta" as an accent wall {reds ... four bloody coats}.  

He isn't on the lease, the only thing he can do is sue you if he gets hurt in your house... gosh everything in this situation screams get them out!  

Being on the hook for over 600k to only make 2k per month is too risky for my blood! I

I normally stay away from 7mm which screams "cheap" to me. 12mm is usually better quality and not that much more.

It screams tenament.
