The house got completely remodeled in 2007 ( was intend to flip but market tanked...) so it's in a very good shape.

While I do have some experience in property management, investment property ownership, home ownership, and home remodel construction; I feel greatly inexperienced and underdeveloped.

The female  tenant was upset because I wasn't going to completely remodel the house and "didn't the insurance company give me enough money?"

Patrick, neat idea.... good questions...One concept that helped me (alot) as a newbie was understanding the difference in  the showroom condition of a house (often newly remodeled) that is for sale and one that is a standard rental...

I was already managing a few properties and also owned my own remodeling business.

When would I be required - only when I remodel?  

The agent then doesn't have to split a commission and I won't be dragging around my agent and wasting his time.I just figured having my best interests in mind isn't suggesting that I pay the same price for an old run down house as a completely remodeled and beautiful home down the street.  

I am looking for advice on a company or contacts that I could use to have them remove all the old material from a house in preparation for a remodel.
